Hello –

I am looking to buy a house in New Castle County and am restricting my search to within an hour (or so) of Philadelphia. Haven't decided on Septa vs driving. I lived in Trolley Square and enjoyed it (not the craziness heating bills of living in a Victorian), and the houses there exceed my purchase power. I do not want a condo or have to pay HOA fees.

I am not looking to finance more than 150k. Obviously, this figure limits my search. I can afford more, but would rather have more funds available to reserve for savings, travel, and shoes. Taxes in SE PA are nuts, and I would prefer reduce travel time to visit family who live further south instead of moving north (Bucks County) to more affordable areas of PA.

I do not have school age children, so no need to worry about school district. I just want to feel safe when coming home late at night from work.

I am familiar with Elsmere, which would be okay for my needs, but other areas of New Castle County are showing up in the search that I am less familiar with, such as Duross Heights near the airport or the area near North DuPont Highway and Robinson Drive.

Can anyone please comment on general safety, drug or other criminal activity? The crime maps aren’t really telling me anything that a longer-term resident might know.

The 150K budget will make it tough -- but Newark in & around UD is pretty safe area - within an hour to Philly

and full of stuff to do (at least as far as Delaware goes)

Steer clear of Robinson Lane, that is in the Alban Park area and is very high crime. Duross Heights is cheap because it's a flood zone and very depressed. In that general area and price range your best bets are probably the 19804 zip code along Boxwood Road: Bellmoor, Woodcrest, Keystone. Avoid streets or blocks closer to Maryland Ave. or DuPont Road. Definitely skip Belvidere.

Elsmere and much of the 19805 area code has a high crime rate, although Vilone Village is nice and in your price range.

But even better for a Philly commute are parts of Claymont and the Philadelphia Pike corridor all the way to Penny Hill. Most of those neighborhoods are relatively safe and only about 30 minutes to Philly (depending on traffic of course) and are mostly free of flood zones. Gwinhurst, Kenilworth, Stockdale, Rolling Park, Bellefonte are a few that often have smaller, less expensive homes. Avoid Knollwood, Overlook, Analine Village, and Edgemoor Gardens.
