NorthEast DE is the much better area. I grew up there and later moved to Eatontown Nj ahich i regreted because De is so much better. The outskirt towns of Newark DE are the best areas.

Interesting you should say that, because I am making the EXACT same move - but in REVERSE. So specifically where in Newark do you think the "best areas" are?

I haven't read through the thread, so I apologize in advance if I repeat what others have said. I'm from southern Morris county and have lived here nearly all of my life, but my dad is from Delaware so I am very familiar with the state. As surely others have said, there are plenty of transplants from the Baltimore, Philly, and NYC areas that have fled (like you) to Delaware, and particularly the beaches, for the relatively low cost of living (DIRT cheap compared to NJ).
I would pretty much suggest any town along the beach to you. Lewes and Rehoboth are bigger towns whose populations swell in the Summer. Bethany Beach is a smaller, quieter town that might be more what you're looking for. As others have said, Delaware is much different culturally from NJ. It identifies far more with southern culture than northern, however some of this fades along the coast, due to the transplants. Hope this helps!

Hey Gary, You should be able to find something close to the ocean for $300,000. Nothing oon the ocean for that price though. Millsbor or Milton are still affordable.

Well I too am from a small NJ coastal town (Oceanport, part of the central Jersey shore) and I too am looking in Delaware on the coast. Until now we've been looking in NC but may set our sights on something closer to home. I'm sure leenerbups and I would appreciate any help the locals can give us. I'm through paying $6000.00/yr in taxes. (And that's nothing!)

Hey NJBite, I felt your pain 14 years ago with the taxes in NJ. We pay about $550.00 a year in property taxes in the southern part of the state. I'm back online nwo so I should be posting more often.

NJTRANSPLANT... WHATS GOING ON WITH LOT RENTS IN DELAWARE..IM HEARING HORROR STORIES ABOUT MEGA INCREASES EVERY YEAR.. MY MOM IS CONSIDERING RETIREING TO A MOBILE HOME DOWN THERE BUT IS BEING SCARED AWAY BY LOT RENT INCREASES..U HAVE ANY INSIGHT

The "Lot Rent" in the mobile home parks in the southern part of the state are getting highereach year and the are trying to put a cap on the rent increases but do not know if that will ever happen. I use to have my home on rented land and that is the reason I bought my own property and moved my home onto it a few years back becasue of the lot rent increases. I do not recommended buying a home and placing it onto rented land. A lot of folks a few years ago abandoned their homes right on the land becasue they could not afford to keep their home.
