We live in Jonathan's Landing and must say that we do not find the planes from DAFB to be a problem for us. They are not noisy as one would think, probably because they are practically gliding at that point. Another thing to consider is that comercial jets are not permitted in DAFB airspace. My familily in PA lives approx 15 miles from PhL airport and the planes are much louder there and they fly over every 5 minutes or so. The planes here don't fly very often but we do enjoy watching them when they do. We are not in the flightpath, they fly over the far side of the JL golfcouse as they approach.

I live right near the new castle airport and i am not bothered by the planes. the DART bus that goes threw my neighborhood is a lot more annoying...

We recently purchased for 6% off asking, but the price had previously been reduced by the builde/seller, so we got the house at 10% off the original asking. The house was a model home, and we also got all the contents, furniture, chatchkies (sp?), you name it. Re. the realtor, we insisted that ours sign a buyer's agency agreement. If you don't, they represent the seller under law and have no duty of loyalty to you. We also recommend that you get an EXCELLENT inspector. Although our house was brand-spanking new,it had a problem sun room roof, and our inspector's discovery of this issue led the bulder/seller to replace the thng.

Glad things went well for you!
FYI, It is a state law, that the Buyer/Seller Agency form be signed, indicating exactly which party the Realtor represents, sometimes both parties. In addition, another required attachment to the contract of sale, is the request, or waiver for a home inspection. The contract of sale is much more than a one page, two sided form these days, and many disclosures/attachments are required for the protection of all.
