Any recent experiences with Ashburn Homes out of Dover? Considering a build on your lot with thier Rehoboth floor plan. It seems to be good value for the $, which makes me nervous there could be a catch somewhere in terms of quality. I've searched the forums and there isn't much recent feedback, though they seem pretty active in Sussex county so I figure some of you out there might have worked with them.

I have no experience with the builder just a general comment. In my experience with several builders in my role as the chair of the ARC, pay attention to the add-ons that often go into the tens of thousands of dollars. The house you see is all jazzed up and the bar bones home looks like lots are missing.

...a second non-customer experience. My bride and I bought a lot in Sussex county with no builder tie-in. We were building a custom home and interviewed 4 builders. Asburn was one of them, we felt that they appeared to do good work. We went with a custom builder.

Anyway my comment was to affirm nutsuiam's comment. Ask any builder you consider to supply you with their list of standards, if you know what you are intending to upgrade (i.e. to Andersen windows, appliances) tell them and get all that priced out from any and all bids.

Appreciate the feedback so far. Fully understand the "base price" from the builder needs to have a heft budget stacked on top of it to get the home you actually want. We met with them and priced out the options we need, and it still seems like a good value. A different, custom builder I interviewed badmouthed Ashburn pretty badly in terms of thier quality. Now he was a bit pushy / salty that I didn't want to build with him, so I am taking his comments with a grain of salt, but was hoping to find some others that had actually build a home with Ashburn.

No Ashburn experience either, but an example of the base price jumping exponentially is the Doral model in the Champions' Club development in Magnolia. The builder's website says "from $312,900" for that model, but they're selling a "Quick Delivery" for $479,900.

Granted, interestingly, it's a decorated model so it comes fully furnished (what are you going to do with a houseful worth of furniture you already have?) and it has a lot of options, but that's a whopping $167,000 more than the base price. Ouch.
