Hello. My husband and I have been researching moving to Delaware in approximately 5 years. We would like to start visiting some areas in Delaware to narrow down where we will buy. I currently live in NJ so we can easily visit. May I please have some suggestions on possible areas to look at? Some of what we are looking for is:

-Lower Real Estate prices. We will want to spend between 200-250K and get something decent.
-Safe.
-Some varied restaurants nearby.
-Grocery store nearby.
-a downtown shopping/art/dining area within 30 minutes drive
-quiet and peaceful neighborhood
-bonus if near an airport...


Any suggestions would be much appreciated. I haven't spent much time in Delaware so I am in much need of guidance.

I will start with the last one because this one is all factual.
There are no commercial airports in De. There is Dover AFB and New Castle County Airport, but they are for private planes. If you want to fly, you have two options, BWI or Philly.

Lower Re Estate prices. House? Town House? Trailer or manufactured? Define decent. # Beds & Baths


In the Rehoboth Lewes area $250k will not buy much. For the most part, that budget would be found north of Lewes in terms of a SFH. There are a few town homes in this area for that price.

There are plenty of restaurants here, ditto grocery stores, outlet shopping only and small shops on Rehoboth Avenue. Play house in Milton and Clearspace in Rehoboth. Quiet and peaceful neighborhoods depending upon where you look. I feel this is a relatively safe area, but these days that can be true one day and gone the next.

I will leave the rest of the answers to those who can speak in terms of areas that might accommodate the house budget

Hi. Thanks for the reply. I go to Philly now for my home base airport and it's about an hour away and it's been ok.

I would definitely want at least a 2BR 2BA home with a garage. Not manufactured or trailer.

There is a commuter airport in Salisbury, as well. It funnels passengers on American Airlines flights to their hubs in Philadelphia and Charlotte. Commuter flights usually come at a premium cost, but it remains a convenient option for folks living in Sussex County. I used it with some frequency when I lived in Texas and would visit family in Seaford.

Can anyone tell me a good area to look for real estate that isn't inflated due to being close to the beach? We don't mind being out in the country as long as it's safe and there are stores within a 20 minute drive. It can be anywhere within Delaware but better if it's North because I have family in NJ.

Some of the areas that I have considered are Milford, Millsboro (I know this is southern), Smyrna and Newark...

Harrington, Milford and Middletown are all conveniently located to shopping. I am in Camden and the shopping is excellent. Lots of varied restaurants nearby. Art, I couldn’t tell you much about, but nice parks nearby, good areas to walk. I have no concerns about safety.

5 years from now, things may have changed completely. Keep in mind that housing an area such as Smyrna may not actually be inside the city limits. A majority of newer developments are built outside city limits to save on land costs. Thus one would be reliant on the HOA or county services such as the Sheriff or state police.

Camden, Wyoming , Magnolia, and even Smyrna could be considered to be in the Dover area. Dover offers a mall, movie theater, several museums, lots of events, casino, racetrack and loads of chain restaurants and a few good local restaurants.

Five miles out of Dover , you are in farm country where most of the developments are located. Watch out for the Amish buggies.
