Anniebleu-there's a thread on the retirement forum about 55+ communities-might be a good read.

We discussed it but have decided against it. Lived in NJ for many years and worked in Holiday City (huge 55+). My folks also lived in one in Forked River-it was nice when everyone moved in and was the same approximate age but as the population aged it was depressing. It all depends on the person.

We socialize with our town people in regard to town events, council meetings, and festivals. We give parties for them, twice a year, but my husband and I have our own life and don't really "go" anywhere with our town friends. We have plenty of friends beyond the limits of our town, but we don't really "go" with anybody. Actually, we prefer to be spur-of-the-moment people doing whatever we want, when we want to do it! I never liked "double dates" anyway, even at age 67! It cramps our style. But, I can understand those wanting the camaraderie of a 55+ community, though.

Yea, it's the camaraderie that's sorely lacking here Delly. There is nothing here. Just about zero social life. Just about zero in amenities. Just about zero in everything except good old fashioned New York costs. Gas today in what is usually the lower cost of the gas stations is 3.89 for regular.

Even the choice of restaurants here is FAR less than in Kent County. If you want Pizza or Chinese Take-out (or any of the fast foods), you're set. Anything better and you've got to travel. Even the chains - Ruby Tuesday, TGIF, Outback, etc are more than ten miles from the house.

This is a true bedroom community. It worked beautifully when I was a working stiff. Not any more. Bring on my contemporaries - it's gonna be party time!

Hi Charley and everyone else. Made it to maine and what a long ride.
Anyway.............To stay on topic.
I myself love the 55+ community type living. It was what we wanted and no regrets.

We can socialize if we want and if not then we do our own thing which we have done many times.
You mentioned Nursery home? God lord............This is an ACTIVE adult community. Although, not all are active but there are a good bit of us that are. We have made friends and get together and play cards, go to th movies. Now the gals are going to lunch once a month. I'm organizing the lunch. We are trying to organize Bowling, horse shoes and pool.
We don't do get involved with everything but it is there if wish to participate.

Each person should know whether or not this is right for them. No one can tell them if they should or shouldn't. The persons themselves need to know. I know I had no problem making up my own mind.

I do not view the 55+ community as the pre-nursing home ... and I would hate to think that anyone who knew me would consider me as someone who would buy my next home in order to have a place to wait for my death. I view it as a place to live that allows me the lifestyle I choose and the freedom to live it.

When I finally get to wherever I'm going, I plan to have myself a grand old time and invite y'all to enjoy it with me.

Charley, you said it perfectly! We live in Queens, NY. We are so looking forward to no kids playing basketball in the community driveway, no listening to the neighbors' music, TV's, fighting in the houses next door (we live in attached homes), no fire engines, traffic noise, motorcycles, etc. But we are not going to sit around and vegetate either. So far Nobles Pond looks like it might the place for us in a year or two.

One question I have not seen addressed in the forum - are the advertised prices firm or negotiable?

Hi Susan,
I think Nobles Pond will be just right for you and Charley, and I wish you all the best. I don't blame you one bit for wanting to get away from all of those things you describe above. I live in a small town, in Kent County, not in a 55+ community on rented land. Our town is very quiet, but we do have typical traffic noise. For us, that's a trade-off! I love waking up to the town police car sitting in front of our house running radar, or parking next to our house in the middle of the night, keeping watch. So, we each have to find our own little niche. We have some new neighbors in town, one family from New York and one family from Connecticut. They are really nice people, wanting to get involved with our town government, festivals, parades, and small town America activities. We're happy they are here.

About negotiations at Nobles Pond....I don't know specifically, if they negotiate. But with my business, I see builders throwing in all sorts of amenities, and paying closing costs on the buyers' behalf, quiet often. As you know, buyers are in the driver's seat because developers can not unload either their existing inventory, or pre-construction. Now is certainly the time to buy, and the experts predict this will last about another year before the real estate market rebounds.

Hi Susan,

Based on my last conversation with them, the sales prices were not negotiable and while the amenities prices were firm, there were periodic "programs" that sometimes led to savings. For example, the current "Spring Celebration" suggests $10,000 in free personalized selections.

Now this was before the most recent revelations about the housing market in general, which has softened in many areas. It would probably be worth asking the question again.
