Help with Fee Simple MHP Information (Lewes, Selbyville: condo, lease, work)

I have been coming to DE for 30 years as I have family down here and visit a lot. Now my wife and kids love Southern DE as much as I do. SO much so that we want our own place. We cannot afford a condo in Lewes or Rehoboth. So we have begun looking at MHPs. I used to work for the company that owns Mariners and saw how they stuck it to the owners at every opportunity, so I am soured on land leases. I have read a lot of the deabte about it here and don't want to re-open that conversation. But I am looking for Fee Simple MHPs. I know all of the Pot-Nets and are land lease, as is Mariners. I know that Swan Keys in Selbyville is Fee Simple.

Can anyone tell me of other fee simple parks near the beach? I would prefer that they have water access where I can rent a boat slip(similar to the Pot Nets communities) but I don't necessarily want or need a water front lot. A few ammenities would be nice (pool) but I don't need a huge list of things.

We are looking at MHPs because we have a gaggle of kids and the Mobiles offer a lot more room than a condo and there really seems to be a strong sense of neighborliness and community in a lot of the parks.

I think Angola Neck Park is fee simple. I believe it is on the same road as Angola by the Bay.
