Nell, if you are a true Calif girl you will LOVE the Delaware beaches - and that's about all. Well, there is LOTS to do here and it is close to Philadelphia, NYC, DC and the Jersey Shore too. Pretty quiet and nice place to raise kids.
You can definitely find a beautiful house here for around $200K but some neighborhoods are nicer than others and you should REALLY ask about the school systems before making a commitment anywhere - if you intend to have your kids in public schools. Unfortunately almost all of them are going thru difficult financial times and cutting programs left and right.
I think you also have to know what type of person you are to find a place here. For instance, the Ardens are truly for artists and "social" people - they have weekly community programs and many different groups to join right there such as choral and garden and art clubs. It is also a GREAT SAFE place to walk around. There are LOTS of houses for sale in the Ardens now. If I could afford it THAT would be where I would live. It is not "tract house" neighborhood but each house is unique and most are single family, although some do have sections rented too. However, definitley much more pricey than some other areas because of the uniqueness of the place.
If you are a city girl then there are now some great places just outside the city limits that are very excellent. 19806 zip code neighborhood has big houses, some older. The Waterfront area has some newer condos being built and it is right by alot of attractions such as a minor league ballpark, Amtrak and good night spots, altho the area itself is not as safe as other side just outside the city.
You may laugh in that my little 2 bedroom cottage with basement and attic I was told by a friend who is out in San Diego would go for about 1 million out there, but here it is probably only $140 max. There is a nice 3 bedroom house that JUST went on the market across the street from me - it is 19804 neighborhood so not "exclusive" like some Hockessin or Greenville, but the neighbors are very nice and it is 10 minutes from the city and also close to I-95 so I can get to any other part of New Castle County in really only 20 minutes.
Ok, probably more than enough for now. I know you will find the right place if you just keep looking and I hope you might also consider hosting international students who come to the U/Del once you get settled out here. Go online and look up U/Del ELI program - you are guaranteed to meet really great Delawareans and people around the world by getting involved this way!
