I read that there may be plans to build a mixed-use development - much like the King of Prussia Mall, in or around Greenville. Does anyone know if there is any truth to this?

While I do believe that Northen Delaware could desperately use some good retail/restaurant development, it would be a shame to do it Greenville.

The developer named Stoltz has been pursuing a project along these lines for the old Dupont Barley Mill facility on 141, behind Westover Hills, ergo not actually in Greenville. There has been tremendous opposition to the development plan from neighborhoods bordering the proposed project, including Westover Hills, Westhaven, and Westpark. Stoltz has scaled back the proposal and it's no longer really along King of Prussia-like lines. However, it still faces opposition (the next County hearing on it is set for tonight actually) and the present state of the economy suggests to me that even if it's approved in some form, it will be years before it gets off the ground. Stoltz has some other more modest, non-retail projects proposed for the Montchanin-Greenville area and I'm not sure what's happening with those proposals. Stoltz can't even fill the commercial space they've got at the existing Greenville shopping centres that they own. I don't think that reality is likely to change much before 2012, if even then.
