Your about 5 - 10 years late to do any really good flipping in the lower part of the state on the east side of sussex. Even the poorer areas have been revamped into good real estate at 8 - 10 times the purchase price.

Some areas of Seaford, Blades may still have some refurbs but they are not up and coming areas.

We purchased our house (2000 sqft) here 10 years ago for $80k on 1 acre. The 1/2 acre lot across the street from me just sold for $75K without a house. That was considered a bargain.

Default Rehabber $

Why not try Newark NJ or Camden, NJ. Plenty there.

I would look to Millington, Maryland just over the border. It is about 20 minutes to Dover. The town just expanded the sewer system and is adding water. There are a couple of large developments going up, but the best property values (believe it or not) are along the Kent County side of the Chester River. There are also quite a few fixer uppers if you are good at Victorians. Folks from NY, NJ, and PA looking for summer homes are your market.
