Middletown Developments..
We are looking in Middletown and were just wondering what is a better deal.. Buying a new house from a builder or used ( 1 - 2 years) from an owner in these developments. Are the builders lowering the prices alot?

We just had a house built in a development right above the canal. We closed on Friday. I actually did not want new construction, but we got the best deal with new construction. We could not find a used home that we liked for a reasonable price that did not need work. I never realized that you could negotiate new construction. Good luck

Sandee...glad you are finally in! We also moved to Middletown from NJ. There are so many new developments. We couldn't/didn't want to wait for new construction but Sandee is correct in saying there are many new housing units to select from that can be negotiated. We found a 5 year old home which was barely lived in and like it. Middletown is a little "far out" in terms of commuting for my husband but we wanted to be on a golf course and the value/taxes compared to NJ just can't be beat. Good luck.

Sandee which development did you move in too. And did you negotiate a lot on the price of the house? For example, what was the list and how much did you get it for if u dont mind saying, etc.

You can get some pretty good deals in new construction now. The builders are throwing in a lot of upgrades to compete with existing homes. If you have the time to wait for the construction, you might want to check out some of the developments.

We bought a house in a neighborhood called Belden. It is right over the bridge, so it is not in Middletown, but it is part of the Appo school district. There are two builders Anderson and Handler, we went with Anderson. We bought the Evanston model. We were able to negotiate very well. I would rather not say what we paid for it yet, but you can look up what anyone paid for homes on a website. The builder asked us not to say what we got it for, but soon it will be public knowledge. I am not sure if I should say we got a great price or that we got lots of upgrades. You are welcome to PM if you have any questions

We go to settlement on a "quick sale" carriage house in Spring Arbor in Middletown in December. We were not interested in something already under construction and we planned to have one of the Lowell models built by McKee to our own specs and upgrades. However, we changed our minds once we began focusing on price and value. So we bought an enhanced Lowell as a quick sale. I think we will be happy with the house even though it has a couple of things we weren't looking for in a house. I'm not sure what to tell you about negotiating but if your sales rep is smart, he/she will take any offer to management and the worst that can happen is you find out how low they will go. I have to say, as I've said before on this site, Maryellen at Spring Arbor is a terrific person to help on your decisions. And, of course, Ed and Debra at Champions are also very resourceful. These folks get paid to make deals happen and they will go to the end of the earth to help you!
