You just did!! And your are doing fine.
There are a lot of places to check in southern DE. First where are you looking for,..............near the beach, quite and rural or bustling suburbs city like?
Do you want stick and brick or manufactured............55+ or all age?
What price range?
There is a website of 55+ communities. I will see if I can find it or Maybe one of the other guys/gals will post it.
Charley and Joycie have visited recently and they may have the website. I know it is in one of the other post already.
Also, when are you planning on moving?
Have you been to Southern Meadows? Just wondering cuz I live there.

OK...eliza....try this....
Up 95...get off at Exit 6 just beyond the Blue Rocks Stadium...near the outlets....at end of ramp, turn right on to Maryland Ave.
Go to Rt. 48, Martin Luther King Blvd. .....take a right on to MLK Blvd.
Go straight...it will take you to the station.
Hope that gets you closer if you look at a map.

LOL.............I'm blushing  Too many compliments to handle in a day. But thanks anyway. I dont' take compliments too well. I blubber, blabble and just look like an idiot.
Well, you know in our day, the women learned to cook, clean, crafts, gossip (LOL), be beautiful and so on.
As far as Electrical, carpentry and so on...........was something a man did.
Really stupid when you think about it. Men should learn to cook and clean as well as women should know how to fix a car, faucet and so on. Why not?
We can all benefit by knowing no matter what sex you are.
My dad was an electrician but he could do anything. Unfortunately, my husband has no interest.
Mom and Dad never had to pay to have ANYTHING done cuz he did it all.
Where as on the other hand, we have had to pay or sometimes we were forutunate to have a friend help. Now we are in De and our friend is in Philly.
I"m retired and I thought, why not learn this.........gives me something to do and may save money.
I think I may enjoy it too.
BTW.. I was supposed to fill in for Marta at Southen Meadows. But I talked to my husband and he didn't like it just yet. Would tie us down a little.
Not that I'm busy every day but when something comes up, we can just go instead of thinking......Oh do I have to work?
I just retired and really dont' want to be tied down even part time.
But
I know this will change down the road. By the time I am ready SM will be all filled up.
You are right though, this is my favorite thing to talk about and I may be good at it cuz I love it.

Good Day all,
Having read most of the posts, I wish to mention Bon Ayre - Smyrna(?), DE. This is the only 55+ development I found that guarantees the lot rent for 9 years. Yes, 9 years. Locked in for the first 3, then the second 3 and finally the third 3. A total of a little over $12,000, ground rent for 9 years. No, this is not a commercial for Bon Ayre.
I have researched this for the past three years. My hubby and I are 70 and 69, respectfully. Looking to pay cash for home, in quiet community. And we figure in 9 years, who knows? We could live anywhere - but want to travel as much as possible. Not put all in a house. So, if anyone is interested in some beautiful property just North of Baltimore, in Beautiful Delaware. Why not give it a try. You might like it.
Would love to correspond with others, and their experiences.

I'm sorry, but your information on land lease at Bon Ayre is incorrect.
The nine year lease is as follows: $299/mo for the first 36 months, $349 for the next 36 months, and $399 for the final 36 months. Assuming I did the math correctly, the total for nine years is $37,392 ... not $12,000 - and that by the way is for the standard lot size only.
I also was not thrilled with the construction, which was showing signs of wear and tear when we visited ... and no garages ... and a few other issues which helped us eliminate them from consideration pretty quickly.
You can verify my math on their website, where the land lease fees are posted.

There are several 55+ communities that are not land lease. They include Springmill, Sping Arbor, Spring Meadows, Jonathan's Landing, Independence, Providence, Lennar and Longacre Village.

Charley,
Two things:
1) In your tool kit, you forgot the hammer which you need to smash the wallboard when you get po'd because you get stuck on the project.
2) Your math on Bob Ayre was almost right on. I did it twice and came up with a total a little higher than you - $37,692.00, none of which is tax deductible. I think you did the lady a favor before she walked into a snake pit.

$37,692.00 is absolutely correct. I typo'ed the number. That second three should have been a six. Thanks!!
I do hope that I prevented YAB2002 from making a potential mistake, although there are two points to consider. [1] That amount for land lease is not a bad amount. [2] It's possible that someone might like what they see at Bon Ayre and grab it. It's always a matter of taste.
As far as the hammer, I always have the handle of the phillips-head screw driver to make small holes in that wallboard ... or my foot to make the large ones.

Elizmary: Thanks for the info. I have been to Southern Meadows and liked it very very much. We are looking for a manufacturer home. Is there anything closer to the Ferry. My Husbands family are in Wildwood/Cape May. We live in Galloway NJ. We are looking to downsize and be mortgage free. Manufacturered homes are the way to go. If we move to De. we both will have to find somekind of employment mostely for benefits reasons. We are in our late 50's. We are going to check out Southern Meadows again and also a place called Cool Branch. Do you know anything about this community?
