Cool Branch sounds familiar and I dont' know why. Something about that. I will check it out and get back to you.
It's not with PotNets is it?
There is one that has nice homes but no pool. It's called Sussex West in Lewes De where the Ferry is.
There is Sussex West and East. One is the old part and the other the new.
The newer homes are nice and the lot rent is/was about the same as Southern Meadows.
I'm sure there are more cuz they are springing up all the time.
not sure of your price range or amenities.
We looked down there and that was one place we were considering. Nice big homes and you can add a deck if you wish.
But
The traffic in that area would be murder in the summer. We know cuz we looked last summer. Took us 45 mins to go 3 mins. Exaggeration but it was rough.
We are only a half hour from the ferry which is not that bad. Close to the beaches and yet far enough from the madden crowd.
I will get back to you about cool branch. Seems to me something is not right with this place.
Later...............

Hi Terry.......Eliza here again
As far as I can tell this is not connected to pot nets which you want to stay away from.
I think the reason we didnt' visit was it is not a 55+. We wanted a community with people our own age whose kids are grown and out.
Funny......we played bingo last night and everyone was talking about their pets as if they were little kids.
One lady calls her little yorkie, the brat. I heard he sits on her lap while she drives with his little paws on the steering wheel. When the light changes green, he barks. LOL
Anyway, I sense you feel you are too young to be in a 55+ community and seem to be a little wary of being around a bunch of old folks.
We have a few in their 50'sm most in their 60's and a few 70 ish.
It is hard to tell who is 50 or 60 cuz they/we all look pretty good. And move pretty fast and sharp too.
Back to Long Branch...........From the site, it looked very nice. nice big homes with a porch, price in the $100's but you would have to visit.
I got the website for you to take a look at and would advise you to take a ride down to check it out for yourself.
The Village of Cool Branch is a picturesque, gated community in southern Delaware. ... 100 Hitch Pond Circle, Seaford, DE 19973. Hours of Operation: ...
Cool Branch
Good luck and keep me posted.

Hi all. I didn't have much to say the last few days and kinda felt a " withdrawl." So hello from PA.
Eliza,
I just called Debbie and she gave me the scoop on the taxes. I still can't believe they are only $200-$400 as I sit here staring at PART of my tax bill due the end of October.
We do want to come back down maybe at the end of October or the beginning of November. Of course, after I pay my taxes, we may not be able to afford the trip!! We hope to meet you then and say " hello" in person!

Well hello to you too Joyce and Ron.
Yep, the taxes are amazing. That is because you only pay taxes on the house and not the land.
The land own verses rent is an issue people are milling over. Some say they do not want to pay a lot rent so they would rather buy the land.
But with us and renting the land with a lot rent, our taxes are much cheaper.
Also,
we have use of the clubhouse, gym and pool.
If
we were to join a place, I'm sure we would be paying a good bit for the use of the equipment.
Then
to, some can be reimbursed by their health care provider for these places.
We are confident we made the right choice and know we were in the right place at the right time.
Neither my Hub or myself ever heard of SM and sort of stumbled upon this.
No doubt in my mind this was meant to be.
Would love to meet you when you come to visit. Hope we are at home when you visit

Has anyone else been spammed in their private messages by "retiretodelaware", a realtor who is pushing Independence? (That was the sales office that was closed for an office party on the day I tried to visit that never had the decency to return my message or my follow-up email.)

I just sent you one so you'd know where to find it. (You'll get an email alerting you to the fact that you have it and the email will direct you to it.)

Oh, the ones that were at the party? LOL
What about the person that keeps asking about retirment communities then I answer and they ignore my answer and just keep posting the same post which is "are there any retirement communities in DE?".
What is going on with that? Or haven't you noticed?

Hi Eliza,
Yes, the one's from the party.
I hadn't noticed the one repeating the same question. Is that in this thread?
