I do hope that I prevented YAB2002 from making a potential mistake, although there are two points to consider. [1] That amount for land lease is not a bad amount. [2] It's possible that someone might like what they see at Bon Ayre and grab it. It's always a matter of taste.
As far as the hammer, I always have the handle of the phillips-head screw driver to make small holes in that wallboard ... or my foot to make the large ones.

Your calculation is theoretically correct, but in actuality is wrong. Upon talking to Bon Ayre residents (research?), we found out that the lease 'timing' arrangements start the month that you order your trailer, even though you're not paying a rental amount. Upon delivery of your trailer (4 - 7 months later), you'll start to pay monthly rental, but they have accelerated your first tier by that many months of waiting-for-delivery.....so, your first month's payment is actually month 5 - 8....you're accelerated into the next tier of payments that much quicker. Salesman didn't tell us that !! There is also an monthly fee for a mobile home state law, a Smyrna yearly mobile home tax amount of $96.00, an additional Bon Ayre yearly amount for the clubhouse, a 3+ percentage state documentation fee(effectively a sales tax) on the blue book value of your vehicles upon registering them....also on your trailer, since it's a mobile home ! Home insurance is really a form of auto insurance since it's a mobile home.....hundreds more per year versus a real house. Check with the salesman and see if you get the same answers?

Judy.............Bon Ayre was one of our picks. We had 4 Barclay farms, Bon Ayre , Sussex West and Southern Meadows.
I thought Bon Ayre was nice and in a great location. Only thing, they did NOT have a pool and that was important to me.
We like SM because it came with a 2 car garage instead of a shed. Plus, it had a pool and also in a great location.

New Development in Roesville
THE COMMUNITY WILL BE OPEN IN ABOUT 3 MONTHS. STARTING FROM THE MID 200'S. Amenities have not been confirmed yet. Water and sewer installation have started but will need curb and gutter before they open for sales.
I have been unable to reach a spokesperson for this company regarding the community. It seems to me that they are a small town builder biting off more then they can chew.

Small town builder? Hovnanian? They are one of the largest home builders on the east coast. If they can bite it, they can chew it.
How have you tried to contact them? It seems off that they would not return your calls.

No, this is J.S.Hovnanian. They have probably 30 communities they've built in New Jersey and I thought they have about a half dozen more in the planning stages. I think they're pretty big, but I would be concerned if they did not return a phone call.
Sort of reminiscent of the Independence folks in Delaware who were out at a party the day I came to visit and I never heard from them again.
Please keep us posted about your success (hopefully) in trying to contact them.

Charley, did you see that article the other day in the Delaware State News? It's about Bay Health Medical Center - Dover (I know it as Kent General Hospital) having a state of the art heart unit, which is on one entire floor. Rave reviews were in the article, and this is the BEST heart unit in the state. It seems doctors came down from Jefferson Hospital - Philadelphia, and University of PA (I think it said) input their expertise and were hired. It all started (they tell me) because the doctors got tired of the grid lock in the city, and were looking for "more space" and a slower way of life. That's definitely our Gain!
