Cool 55+Communities

I do not currently live in a 55+community, but I have done lots of research in the kent and sussex county area.
Springmeadow is located in Smyrna about 15 minutes north of Dover and shopping area and located on route 13 between rt 13 and rt 1. Just off exit 114 and south. They have started the construction of their clubhouse, but it is not completed yet. You own the land and all the maintanence is done by the association. which is $160/month, there is one builder and I would say the development is 75% completed.
Longacre is in Camden-Dover area and is close to the lots of new restaurants and shopping (Super Walmarts) it also has a new commercial area on the site that is just starting to be occupied by commercial. I know a vet is there and a convenience store. Do not use the GPS to locate this development, it does not work, it takes you to somewhere else. It is best to just go south on route 13 past dover and thru Camden, Just south of Walmarts on the northbound side. The monthly fee is currently $130/month until the clubhouse gets completed. All lawns are maintained including snow removing to your front door. There are 4 Builder located in this development with small single family homes, large single family homes, townhomes with masters on the 1st floor and duplexes.
Roesville is new community and I think they are just starting the homes. I believe their clubhouse is completed and they did it first. It is located in Frederica/Felton area. The prices are in the mid to low 200's/own the land and the monthly fee is $190/month
I do not want to overwhelm anyone, I will start with these and as I get more info, I will pass it on, there is so much to compare. Let me know how I can help anyone. I love it here in Delaware, I feel like it is the middle of anywhere, you are close to Philadelphia, New York, the shores Washington DC and so much more. Tax free shopping is great. Transfer taxes for property are a little on the high side, but that is a one time fee when purchasing or selling houses.

I know there is great 55+ active adult community is Millsboro,De. They take care of your lawn and the club house is unlike anything around here! Who needs Florida and all those hurricanes when you can live in a neighborhood with an indoor swimming pool minutes from the beach!

There are 8 confirmed cancer clusters in Delaware. At least one is located north of Millsboro and below Rt. 9 between Lewes and Milton. The suspects are the Indian River coal plant,chicken farms and processing facilities around Harbeson and Georgetown. Ammonia levels in the air are higher in Harbeson. Ammonia irritates asthma and lung conditions. Heart disease, heart attacks, strokes and asthma are also higher than the national average. Again the coal plant is the biggest polluter in the state and it is a big factor in the too-high levels of ozone and carcinogens from coal plant emissions. I live in Sussex County. Residents in Lewes, Rehoboth and Milton are very aware of the higher rates of cardiovascular disease and cancer in their communities. Sussex County has a huge problem with pollution that is the air from Seaford, Selbyville, Dagsboro to the beach. Get on google, research pollution in Sussex County on "web" and "news", check for stories in the Cape Gazette, before you make a decision.

OMDG! I cannot believe I almost decided to retire there!
I even looked at homes there. I remember some of them having drinking water tanks in the kitchens...OMDG! Thank you Delaware Way! I did my own research and there is really some coverups going on there too where Beau Biden wont release the stats on current cancer rates (the newest data only goes back to '04.) Yikes.
I live in MD and was looking at Millsboro to retire to, or Indian River...not anymore!

Relotmd, thanks for the information. Your insight is exactly why I moved to Lewes, Delaware from Maryland. All my friends and family want out of Maryland and the Lewes area seems to be the best.

Your post seems very harsh, it sounds like you might be bitter because you lost a couple of sales to people crossing the border.

Be careful of the words you speak and write, it sounds like you have no clue if you are quoting information from 2004.

Hi All,

My wife and I will be retiring to DE within the next year. We recently visited 15 different communities in all areas of the state. We are very interested in both Champions Club, and Nobles Pond. Anyone out there live in either of those communities? We are a little concerned about Nobles Pond because the pool is not in yet. Any comments would be appreciated, we will be moving from NW Jersey.

there are many communities to choose from. Each has something for everyone and some have everything you want in a community.
gather up all your information, visit then decide which one is right for you.

Good choice retiring to DE. You find living is much more affordable.....leaving more money for fun stuff
We retired 3 years ago and still think this is the best thing we ever did for ourselves.
Once you gather your info and different opinions from everyone.....then visit each community till you find the one that is right for you.

With the market the way it is.......some communities are having difficulty selling homes.
I would certainly look for one where you absolutley know for sure a pool and other amnenities will be put in place.
Ask any question you can think of and do your research.
All this will be well worth it when you finally retire to your dream home in DE.
