Well I just got back from my quick visit. I love it, and am so excited for my upcoming move! I've got a great view of the ballpark and downtown!

Default Lodo Real Estate Question

I am out of my realm and need some help.

A person who use to work with my wife in Socal is thinking about moving to Denver and called us up to get some information.

She is interested in getting a loft in Lodo but we don't know much about the area so we weren't very helpful.

Here are some of the questions she asked, maybe someone here can clue me in.

Average cost/cost range for a 1 or 2 bedroom?

Usual/average square footage for lofts?

Any information on which buildings are better/more diserable? (amenities, newness, proximity to 16th street, parking, proximity to bus/light rail, views etc...)

Are prices going up or down?

Any information on Lodo loft real estate would be most helpful.

Avg is $370,000, DOM 90, avg. sg ft 928, average price per square foot is $367. There are 90 2 bedrooms on the market. 14 have sold in tha last 3 months. Avg is $551,000, DOM 88, avg sq ft is 1479 and price per square foot $375.

Are prices going up or down? up. more demand than supply. See Days on Market (DOM) above.


As far as locations - depends, but usually all are within walking distance from Union Station & the Cali/Stout routes.

Default Lodo lofts

I just rented a 1300+ sq foot apt in lodo for $1500/mo which is a steal. It's a true loft at Mercatile on 15th and Wynkoop. The lofts are just above Tattered Cover and the Wine Shop. Seemed pretty reasonable to me as I'm renting a smaller place on 16th and Fillmore for almost $500 a month more!

the Lodo loft is right on the mall, I think I got a deal.

Hi, is it these lofts? Mercantile Square

I was looking around to get an idea on loft rentals, I think their ads on craigslist mentioned they had income caps and you couldn't make over a certain amount. Is that true? If so....how are the residents?
