Snow removal service for those living in HOA's can be efficient and cost effective or the very opposite. HOA residents should give priority to snow removal service costs when evaluating their Board as it can represent one of the single largest expenses to the HOA. Please post your experience concerning the good, the bad, and the ugly on this matter here. Default Homeowner's Association Problems and Solutions

I'm collecting information concerning homeowner's problems with their HOA. I lead a group trying to change Colorado Law to enforce and penalize HOA Boards that ignore their own by-laws. Currently, Colorado has no legislation/bills that provide for enforcement/penalties against HOA Boards: they provide only guidelines. Therefore, until the law is changed HOA by-laws, which can be very beneficial, are only used against residents and not used to ensure integrity in HOA governance.

Over zealous HOAs are the absolute most horrid creation ever devised to annoy, anger and enslave mankind. Having an agreement in place to protect property values is one thing but most of these buffoons lack even the slightest sliver of discretion.

I was cited, as was my entire block, for dead grass this winter. IT'S WINTER!!! Below 22 degrees at night for almost 3 weeks here in our area of central Florida. Not to mention we've been on watering restrictions for what seems like a decade!!!

To top it off!!!!! Our damn front security gate hasn't been fixed since December 27!!!!!!!!!! You've got to be kidding me!!!!

Subdivision Developer Information

Important notification for Colorado HOAs
Effective January 1, 2011, the Division of Real Estate will begin registering homeowners' associations. The passage of HB10-1278 creates limited remedies for entities that fail to register or renew their registration with the Division of Real Estate. The HOA Information Officer will serve as a clearinghouse of information concerning the basic rights and duties of unit owners, declarants and unit owners’ associations. The HOA Information Officer will track inquiries and complaints regarding unit owner associations and provide an annual report to the Director of the Division of Real Estate.

Default HOA Safety Issues

I live in a townhouse complex that has placed large rocks (softball to bowling ball size) in common use landscape areas. These rocks have been used by vandals to smash dozens of car windshields and sliding glass doors. The police have some of the rocks as evidence. Many of us homeowners would like to require the HOA to remove these rocks, as they have clearly become a safety hazard.

Where can I find out our rights as homeowners in regard to this situation? Thanks.
