Default Does anyone know about the UCHS redevelopment?

Hi! I am interested in buying a condo in the Mayfair area, around 9th and Dahlia. I was wondering more about this area and if anyone knows about the UCHS redevelopment plans. I keep hearing this redevelopment will take place in the future and that this would be a good area to buy in, especially with these future plans. Any information would be helpful, since I am not from the Denver area and don't know much about this Mayfair area in particular.

I think Shea Homes (maybe not sure but it is a large homebuilder) owns alot of the property. I am not sure the timing but do know that university hospitals very recently vacated the building. From an investment perspective, I think Mayfair is a good one. Not only because of this redevelopment but people who want to live in Hilltop are slowing moving north as hilltop becomes more and more unaffordable. As long as you aren't very close to Colorado- and Dahlia is a good location- you should be fine.

Health Sciences Campus
The Health Sciences Campus has two sub-campuses, the main campus at Ninth Avenue and Colorado Boulevard in Denver, and a new campus in neighboring Aurora. The former Fitzsimons Army Medical Center in northwest Aurora is being transformed into a 217-acre campus for the University of Colorado Health Sciences Center (UCHSC) and the University of Colorado Hospital and has been renamed the Anschutz Medical Campus. The Health Sciences Center will include administrative and teaching functions, as well as clinical and research programs. The University of Colorado Health Sciences Center is one of the top academic medical centers in the United States and will be the heart of an active complex of laboratories, clinics, hospitals, classrooms and offices.

The 578-acre Anschutz Medical Campus is undergoing a $4.3 billion renovation and transformation into the largest medical-related redevelopment project in the United States. The University of Colorado Health Sciences Center (UCHSC) and the University of Colorado Hospital are relocating their entire operations to Anschutz Medical Campus. The 160-acre Colorado Bioscience Park Aurora is being developed directly adjacent to the health sciences areas of campus. The remaining acres of the former military facility are dedicated to commercial, hospitality, retail and residential development.

Hi!
Yes, the redevelopment around Anschutz complex is a major one. If you contact Aurora City zoning department they can provide on line access to proposed development plans which involve significant changes along Colefax and Perioria. The only draw back now is the economny, so the progress will probably move much more slowly over the next decade. If you're interested in purchasing in the area, you'll have to be patient, and look for long term growth. I doubt you'll see a five year turn around.
I bought a little rancher within a 3 minute walk to the complex for my medical school son to use, because there is very limited affordable, clean housing adjacent to campus in the 50 year old neighborhoods that surround the complex. Bad news is that there has been significant devaluation that occured in the last year due to the market drop. Now is probably a very good time to buy, if you have the cash or financing. If I sold today, I would lose, but the intention was to hold and rent to campus affiliates. Hope this helps.

The area around Anschutz and along Colfax is benefiting from a brownfields grant from the EPA. The grant has been renewed, but the website has not.

I would say to not expect huge changes in the next two or three years for the area as a whole, but it should be a better place in that time than it is now.
