Default Taxes and such!

What about taxes and such in the Denver area?

Real Estate taxes on average from a $100K - $250K home?
I realize counties probably differ but I just want an average best guess.

Income tax? Do you pay this there?

Sales tax?
Some states don't have to pay tax on groceries but on other stuff so I am curious.

What does it cost to get new license plates and such for there as well?
Is there a bit of a time frame before you have to switch over plates and such?

Just a few things that I thought about. Looking thru out this site is cool but a bit overwhelming when you are looking for a specific answer(s).

Thanks in advance!

Property taxes vary from school district to school district through out the state. A realtor would be able to help you with specific districts.

Income tax is a state only deal - 4.63 percent of your federal taxable income.

There is no sales tax on food. At least not on the state level but I have never heard of any taxes on food (grocery only, there are taxes on restaurant food) on a local level. The state sales tax rate is 3% and the other local sales tax rates vary from county to county and city/town to city/town. Here's a way to find out specifics: http://www.taxview.state.co.us/Query...spx?selected=1

License plates vary on your vehicle, the initial tax value, the current value and such. Your best bet is to contact the county with which one resides to get a decent idea. IIRC, the state of Colorado requires that you get both a new driver's license and new plates for your car within 30 days of establishing residence. Colorado Department of Revenue

The Mill levy ranges from 0.8 to 1.2% of assessed value (not market) in the Denver area.

Assessments are redone in odd years, the mill levy comes out from the county each December.

Here's a website where you can appeal your property valuation and save money on taxes:

PropertyTaxSlash.com – Property Valuation and Tax Appeal Help for Colorado.

Use coupon code CEVREI for $10 off your prepared appeal.

We recently got our property valuation and it was more than $100K over what we could actually get for the house. The house was never near what they're saying, so we're going to protest it!

The assessment has nothing to do with what you could get now - it specifically used sales from Jan 2007 to June 2008. You will need to find three comparable to yours sold properties from that time period in order to complete the protest form.

Oh, I know. We did a re-fi during that time and they pulled comps, and in Oct. 2007, our house was valued about 100K lower than what they're saying. It just seems waaaay off.

There can be major differences in sales taxes depending on the area...
Lone Tree/Park Meadows area is a beautiful 4% while Aurora/Arapahoe County is 8.1%

Keep in mind they have the ability to increase the value when they review it.

Odds are you might get a small percentage knocked off.
