Advertisements

Try to avoid following based on the previous threads:
1. East of colfax----safety issue
2. North of colfax-----safety issue
3. Aurora-----hard to resell for SE & .....
4. Stapleton and lowry------pollution
5.'mid-century modern" roof style-----venting issue

And?

Any suggestions would be really appreciated.

I live in Stapleton and have never heard "pollution" as an issue. Our air and water are fine. And east of Colfax would put you in an empty field out on the plains east of Aurora. It's an E/W street.

Are you still looking, or have you already bought a house? Feel free to post cross-streets if you aren't sure about an area. We can give opinions, although I know the opinions will vary and in the end might confuse you more, since there are plenty of neighborhoods that some of us like that others don't, and vice-versa.

If those are the only parameters you are going by, then you still have a 50/50 chance of ending up in an undesirable area.

Is there:
-a specific location/general area you are looking for
-a specific housing style/age of home you are looking for
-price range you are looking for

?

This might be of some help:
What are Denver's bad areas?

But please, please, please do you own research (like go visit the area) before you take the collective word of this forum as gospel. As you have seen, to some people certain areas are fine, and to others they are war zones. Only you know what is acceptable/desirable to you, we can only offer our own opinions.

but how do people think about 80401 which they didn't even mention it on the list?

80401 covers parts of Golden and Unincorporated Jefferson County. In my opinion, homes and neighborhoods within that ZIP vary quite a lot. For instance, the part near I-70 and Golden Road is an interesting mixture of run-down properties and nice, expensive homes. The neighborhood near the Golden Heights Park is mostly bi-level homes that look OK, but there is only one way in and one way out of that neighborhood, so it's hard to get to. Etc. Etc. Other parts of 80401 have a mountain feel.

+1 to cowboyxjon.

I didn't include 80401 in the list because it's a Golden address, which I included in the list at the top, as in anything called Golden is "fine". The worst part of Golden is mobile home parks, and run-down old properties, but it doesn't appear to be an area that is the least bit unsafe.

Hopefully someone with more experience with that area can chime in.

80401 is fine. I lived in the area for about 4 years while going to school. It is primarily Golden. I lived off 12th and Illinois for a while, 21st and Jackson, and then down off of Golden Road and Lunnonhaus Dr. Nice neighborhoods. Plenty of nearby amenities. Friendly communities.
