Here's a delightful set of interactive charts that detail many of the things we read about in the Denver forum almost daily, such things as:
- Lots of people, especially the millenials, opting out of car ownership in favor of public transit (LiveContent will approve! )
- People are flocking to the cities for short commutes and walkable lives...
- We're using less gasoline and getting more MPG than ever...
- Renewable fuels are constantly gaining...

All of this portends higher demand for housing IN the city of Denver for those who can afford it, especially along transit routes. I saw this same thing happen in DC over many years as they built the Metro Subway system that has reshaped and revitalized that entire region.

Default Rents to soar. Time to buy?

"The Denver-Aurora metropolitan statistical area is expected to see more than a 20 percent jump in apartment rental rates next year, one of the highest in the nation, according to a national report released on Tuesday."

Realtor Magazine came out with the hottest markets Denver/Aurora is # 3

"They" think the market will stabilize over the coming months. It's my opinion that will not hold water. Expect another 10% increase in real estate values. (Come Back next January to see if my guess is correct or not.)

Denver-Aurora, Colo.
Year-over-year: up 9.7%
2015 forecast: up 4%

Default It's brutal out there

http://insiderealestatenews.com/2015...at-record-low/

"There were only 5,352 active home listings on the Denver-area market in December, according a REcolorado report released on Wednesday. That marks not only the fewest home ever available on the market, but the lowest inventory numbers ever, according to an InsideRealEstateNews.com analysis of REcolorado (formerly Metrolist data) going back to 1985, the first full year of the largest multiple listing service in Colorado."

An article in the local Evergreen magazine I received on Saturday, related that if the current inbound population continues at the same pace as of today, that by 2040 the state population will be 7.7 million.

They also emphasized the lack of available homes.
