Average price of a single-family home in metro Denver passes half-million dollar mark

The average price of a single-family home sold in metro Denver crossed $500,000 for the first time in February, while the median price of both homes and condos sold reached $400,000, according to a monthly update from the Denver Metro Association of Realtors.

The average price of a single-family home reached $502,986 in February, up 2.5 percent from January and 11.8 percent from February of 2017. Rather than slowing because of higher mortgage rates, home price gains in metro Denver accelerated.

The median home and condo price, which represents the point where half sold for more and half for less, reached $400,000, up 3.9 percent and 12 percent from year-ago levels. That contrasts with income gains to support those higher home prices of just under 3 percent.

"The average and median single-family home prices in metro-Denver both continue to set new record highs, reaching $543,058 and $455,000 respectively. Furthermore, in April, new listings surged, up 4.88 percent from last year, with homes being placed under contract up an equally healthy 5.58 percent."

"Homebuyer demand remained strong with the average days on market at 18, which ties a record low for any month. Additionally, once again, the average single-family home price in metro-Denver continues to set new records, reaching $540,624."

"Months of inventory increased to 1.43 months for single-family homes compared to 1.28 months last month, and increased to 1.21 months for condos compared to 1.08 months last month.... The year-to-date average sold price hit $526,150 for the single-family home market, up 10.27 percent from last year, with the median sold price at $445,000 up 8.54 percent."

Default A seller’s market still

Year to date through October, sales volume for the Denver-area residential market has exceeded $22.5 billion, up 5.45 percent from last year.

The average and median home prices in October were $471,321 and $400,000 respectively, up 7.12 percent and 5.26 percent compared to 2017. The single-family average sold price last month was $526,092, up 8.43 percent year over year.

Furthermore, the average days a home was on the market year to date through October was the same, at 24 days, as in 2015, 2016 and 2017.

“Yes, it seems houses are taking a little longer to sell with an average of 29 days on market for single-family homes in October compared to the super-fast 19 days in June. That just means we’re in the middle lane going the speed limit instead of in the fast lane going 100 miles per hour. Anytime you go from 100 to 65 miles an hour it feels like you’re crawling, but, remember, you’re still moving forward and the market always slows down when the leaves fall.”
