In March, there were 627 building permits issued for single-family detached homes in the Denver area, from Adams to Elbert counties, a 48.6 percent jump from the 422 in March 2012, shows a report by the HBA of Metro Denver.
“March was the 24th consecutive month that permit activity had increased from the same month a year earlier,” said Jeff Whiton, president and CEO of the HBA of Metro Denver.
In the first quarter, builders pulled 1,614 permits, a 54.5 percent increase from the 1,045 permits issued in the first three months of 2012.

Default Take a look at some data

Surf to deptofnumbers [dot] com/asking-prices/ and take a look at various cities.

I personally don't think the current crazy trend can continue as incomes have not risen that much (if at all).
The shortage of inventory is what is driving the insane behavior here in greater Denver.

25th, Median (50th) and 75th Percentile Asking Prices for Denver Colorado (these are not inflation adjusted) Notice that median price has not changed that much over 6+ years.

In real dollar (i.e., inflation adjusted) terms, prices are still below January 2000.
Caveat: C-S is a lagging (by 4+ months) indicator and it will show in the next month or two a bump above January 2000.

New residents swell Denver's population - Denver Business Journal

The Mile High City is No. 11 on the Census Bureau's ranking of the 15 cities with the largest increase in the number of residents between July 1, 2011, and July 1, 2012. Denver added 14,980 residents during that time, bringing the city's population to 634,265.

1. Prices [nominal] are not yet back to peak. Prices [real] are still way down, but that does not affect selling decisions.
2. In order to sell "at breakeven", you need to sell at 110% of purchase price.
3. Anyone who bought in 2006 and 2007 is probably underwater.
