You can check the police stats. My guess is that Sunnyside would have more crime than other parts of north Denver (more than Highlands, Berkeley, Sloan's Lake, Regis), but probably less than some of the higher-crime parts of town in northeast or southwest Denver. Despite about a decade of gentrification, there are pockets of sunnyside that are pretty run-down.

However, all trends point to Sunnyside, as well as all of north Denver, on the up and up. Sunnyside is likely following in the tracks of Highland and Berkeley. The proposed Fastracks station at 39th & Inca is going into one of the more run-down sections of the neighborhood, and will likely cause quite a bit of redevelopment in that area.
