i know the city of Parker has a requirement to get a permit when replacing windows, but I was wondering what happens if you don't bother with it. It costs $160-$250 which seems expensive considering the cost of all the windows is $2500. The house is in the Clarke Farms subdivision. Do they actually enforce this? Are they nit-picky when they are out inspecting? What is the penalty if they catch you? Thanks for any input.

You may have trouble with the installation. Or when you go sell the property and the buyer wonders why you cut corners.

Agree on that last part. My brother is house hunting right now, and several houses he looked at had renovations done; but when they went to city hall to check if permits were ever obtained for the renovations, they were absent, and he walked away. Windows are a comparatively minor renovation though, so not sure how that would affect selling your house....

Pay the tax/fee.
Move on.
Keep copies of the paperwork to show prospective buyers down the line.

No one is going to know if you pulled a permit. In the off chance an inspector is driving around on another job he may not know himself. If someone turns you in, your job will be red carded until you pull/pay for the permit. Not a big deal. But windows can be tricky and disastrous if you disturb the wrap below the stucco and do not weatherproof correctly.

But when you sell the house, the prospective buyer can check if you had permits for any work done. Again... for something like windows, might not be as big a deal. But still something to consider....?
