I think it would help if you operationalize 'near Denver'. It would also help if you let people know what size of house you're looking for.

I'm not sure if you'll find it for 200k, but you may. A quick search brought this property (http://www.1158YankeeCreek.com) up in Evergreen, 35 miles from Denver, for 225k that's on a little over 2 acres. Some may find it too rustic, too small, or too far away, but it all depends on one's priorities. I'm sure you can find similar places if you do some research.

SE of Denver in Elizabeth a few folks have a house with land, but I think they got in early. It's plains flat so will look like a Waco compound.
