And on the 12th offer...finally got a condo under contract. Took a place that was horribly marketed by the realtor to get something nice and for under list. On offer 11 put in a "final and best bid" 2k over list, which I had a feeling may have been above appraisal. Was told it sold to cash offer (of course) 6k over list. Really crazy out there. If all goes right and I close I will breathe a real sigh of relief. My apartment made me an offer of just a 9% rent increase over last years monthly rent.

Willy702, what'd you pay for your condo? I've been wondering if it's time for me to look for a condo/townhouse myself, but the stories are scaring me...

I think it's happening nationwide. I know for a fact the same thing is happening in Las Vegas and in the SF Bay Area.

Default Unsold homes inventory plunges

Denver-area home inventory plunges | Inside Real Estate News

Quote:
The trend of a plunging inventory of Denver-area homes continued in April, as prospective home buyers had 42.5 percent fewer homes to choose from than a year earlier, according to a report released today.

The decline in inventory in April comes as more buyers are shopping for homes, driving up prices, with bidding wars becoming increasingly common.

“We continue to see tight inventory in the market, which means there about a two- to three-month of supply available,” said Kirby Slunaker, president and CEO of Metrolist. “Conditions are favorable and we continue to look for signs of improvement such as continued price appreciation.”
