Good morning,

Relocating to the area. Used to live in Denver in late 80s. I am considering home purchase in North Park Hill. I have searched through the forum and can't really get a feel if this area is "safe" or still in transition. I'm looking specifically south of MLK and west of Monaco Pkwy. I suspect over by Quebec is still a bit rough.

Appreciate the help.

I would say it's safe and still in transition, but down by City-Congress Park it is very nice.

That's actually the neighborhood I'm in, just on the south side of MLK and west of Monaco (east of Colorado). It's not bad. I have no idea what the schools are like, and I suspect there's some non-marijuana-related drug activity. The house I rent also has bars on it (but not a lot of the other houses do).

I walk to the local restaurants at night without much concern for my safety, and I really like the area for its convenience. When I hurt my arms in an accident and couldn't drive, I could walk to the grocery store, several restaurants, the drugstore, etc. It's also close to the airport.

I'm a single woman, in a very diverse neighborhood surrounded by families, for the most part. (Go 2 blocks over, and you hit the REALLY nice area with what I call the "storybook" houses.) That said, I'm looking to buy elsewhere, as I believe I can get more bang for the buck out near Wheat Ridge. A friend just bought a wonderful house for the same amount as my landlord is asking for the house I'm in, and it is much nicer and in better repair, with a much larger yard. It also has similar walking-distance amenities, even if the airport is 20 minutes farther.

Great and thank you for the feedback. Looking more at West Aurora as I'm still pretty close to central culture and very close to the hospital I will work at. Seems like a lot more house too for the price.
