Hello-I am really new at this I did do a search on here for businesses moving but turned up more about people moving and no one can say anything bad about Littleton or Parker but as for business has anyone moved a business from another state or have any information of where we could relocate our business? We would need about 15-20K sq feet industrial warehouse space. I did contact Parker EDC and I have Littleton on my list to call also. But feedback from a resident who works in town might help, the city we live in is absolutely beautiful but we are busting at the seams and it will only get worse and all our industrial area in located for the most part in one area and that is what we are looking for. Any help would be greatly appreciated!!

Default Moving to a warehouse questions

do you need truck or rail docks? how much office space?

extra utility needs; electrical, gas, water, sewer?

Weight distribution? Ceiling height? parking?

Buying or leasing? Phase 1 study needed?

We would need min 15000 max 20000 sqft
ceilings at minimum 20Ft in warehouse area
the building would have to be convient for UPS and Freight Trucks
the office space would be about 2000sq ft the warehouse the rest
would have to have high speed internet
one loading dock would be fine pref 2 -3 roll up doors
would have to have telephone, electricity, trash, sewer and water already running and working


Thank you for your questions I should have copied and pasted them so I could answer them better but this I guess would be the basics. I am unfamilar with a phase 1 report sorry.

I did call the County of Douglas and they gave me Broker information as they can just tell me what is zoned for the area but not if it is developed or usable oh that would also mean we would lease not develop or buy the property.

a phase 1 report is a local enviromental study. Some lender require it at a minimum if you are planning on buying and getting a mortgage.

Default What commercial warehouses rent/buy for

think 8-9$ Gross rent (includes expenses) or 90 to 110$ per sq foot to purchase. There are a few possible properties in both places.
