Coming from out of state, we don't know much about Denver. My husband was offered a job there, but so far housing seems extremely expensive from what I have seen online. Doubled and tripled the prices of housing here. Ideally we want a new house, but haven't seen any builders in our price range. We can't afford more than about 200K, and we need 4 bedrooms. In a family friendly/safe neighborhood. Is it at all possible to find anywhere? We did see a fixer upper that looked like it could turn out nice, but after some research it looks like it may have been in a bad area. Not easy when we don't know where to look. Any help would be appreciated!
Thanks!

No.

Housing prices are a lot more in greater Denver than greater Houston.
Denver

Houston

But, property taxes are a lot less.
for example
623 N Beshear Ct, Erie, CO 80516 is For Sale - Zillow $300K with taxes of $2350 in Erie, CO
14131 Albany Springs Ln, Houston, TX 77044 is For Sale - Zillow $208K with taxes of $5835 in Houston, TX
That $3500/yr difference in taxes will allow you to spend an additional $70K

In all curiosity, what salaries do people have to be able to afford a 400-500K home? (Considering the median household income is around what, 50K?)

I have a friend that recently accepted a position there as well and would like to know some nice but reasonablly priced ares to live in. Looking for: housing cost max ~250000 (4 bedrooms / 2000 sq ft), family of 5, nice/acceptable schools, family entertainment etc. Thanks!

The metropolitan area is too large to direct you to somewhere specific. Where is work? What do you like about where you live now?

Everywhere has housing, family activities, nice schools.

Thanks. Coming from Houston the distance to-from work is not an issue, it's more-so the COL. He does not mind commuting to work (currently does it now), just want to know any reasonable areas to live in with the price provided. His job is located in DT Denver if that helps.

Depends on your down payment and mortgage rate, and your lifestyle, debt, etc. But I would say a combined income of 100K should allow you to afford a house in the 400-500K range.

Median means that half earn above $50k and half earn below $50k. High housing prices are the result of a couple of things:

- The half that earns more than $50k often earns much more than $50k.
- Many transplants come from areas where housing is more expensive than it is here like California or the East Coast. After they sell their houses, they can put $200k - $300k down and have a smaller mortgage.

Re: OP

You'll have to go older and further out. Perhaps take a less desirable location next to a busy road. And spend a little more but that will be balanced by the lower taxes. Something like this.

8179 W Fremont Ave, Littleton, CO 80128 is For Sale - Zillow

or this at the other end of town.

It really does depend on where the job is. No good suggestions or help can be offered without that.

Thank you very much for posting those links. Thats what we are looking for. Really helpful!

Oh, forgot to mention work will be in downtown. As the other member stated before, moving from Houston commute times can be 1 1/2 hrs each way so location to job is secondary to price. Again, thank you for your assistance. This is a great site.
