Is it really new urbanism if most of the community can't walk to a restaurant/grocery store? I guess you could bike fom the east side, but even that is pushing it for the newest stuff on the east side (closest to anschutz though).

Maybe it will be better if/when that eastern side gets its anchor store.

There will eventually be some retail on the east end. And I'd still say it's new urbanism. Houses are on small lots with garages in the rear, sidewalks everywhere.

No, it's pretty much a sh**-sandwich going both ways. Boulder is an employment center with growth restrictions that has forced most would-be residents to Louisville, Broomfield, Superior, etc. and thus have to commute in. Likewise, many residents also work in Denver and have to commute there. The result is a traffic-choked highway going both ways that makes you want to drink antifreeze to make the experience of driving it more palatable.

So do you think the added toll lane in each direction will make much difference? Sounds to me like the toll will be too high for average people to take advantage of the third lane, so it will be underutilized (like E-470). I suppose it will take a few cars out of the remaining two free lanes, but I predict all this construction won't really make much difference in commute times.
