Im happy that in the 4 weeks since signing for a new build they have raised prices by 10k and are still setlling like hot cakes

This was back in 2014, but my new construction appraised at closing for 8% more than my contract price. Then last summer, less than two years after purchase, it was up to 20% above the original purchase price when it was appraised for a re-fi.

I know that it's tough for people to get into the market, but not bad once you are in!

Well, then you made a false claim. You said there were only 5 houses in South Jeffco under $400k, which isn't true.

Your client only wanted a specific Zip code - that makes a huge difference in the facts of availability.

Why Is Sam Zell Selling $6 Billion Worth of Apartments? - Income Investing - Barrons.com

Looks like his timing for South Florida was pretty good. Not sure about Denver, but if you listen to the slime coming from realtors, this market will go up forever.

What an idiot Sam Zell must be.

I think we will see a lot of the 7 year old apartments start switching to owner occupied condos now that they are past the defects law.
