Seriously I was in Williston, North Dakota and I had to wait 45 minutes for a table on a Thursday at lunch time. Not many vegetarian options in North Dakota and BWW makes a black bean burger.

I think that was because of it being Thursday. If I remember correctly from the last time I was at a BWW, they have a wing special or a boneless wing special on Thursdays.

They told me it was like that every day. Williston is a crazy place to be right now with the oil boom.

Thanks for making my point. You were in Williston, ND. BWW is a place younger people go where there aren't a lot of other options. I don't see it as a relevant measure of a vibrant, urban city for young people.

There is no way the builders can ramp up that quickly.

Here is the bottom line.
A balanced market is only going to happen when inventory approaches 20K.
It is 1/3 that.
So, builders will need to build thousands of new houses AND many people owning houses will have to decide to put them on the market.
And, none of these houses will be sold (absorbed) for many months.
This can happen, but it will take years.
