Btw, what is it with this habit of listing the houses square footage with basement included? Why not being honest and listing the above grade sqft. Is this a Colorado thing or seen everywhere in US. Back in Canada, I remember lusting for those "big American houses", and now I realize that Canadians are more honest in this respect.

Often times those basements are finished, but the listings on recolorado list the total square feet and then the finished square feet. If you want big square footage for cheap, then go to Texas.

It's not a habit. There are 6 fields for square footage. Total each floor, total above ground, total basement, and total finished.

As we've been looking around I've gotten the above grade and below grade listings on the MLS. I guess it depends on finished or unfinished...by the way big square footage - indeed TEXAS - I'm still in sticker shock over housing prices in Denver-or at least burbs.

I thought it was odd that you list the square footage including the basement too. On east coast you list only the above grade square footage even if the basement is finished, then in the listing you make sure to point out that it had a finished basement. Phoenix, AZ is another place you can get a large amount of square footage for fairly cheap.

This has nothing to do with being honest or dishonest. It's just different than what you are used to.

Almost no houses in Phoenix have basements. All square footage is above grade with full windows, etc. The house I'm selling right now has a full finished basement with some small windows to let light in - but, they do not have a view other than the window wells.

They are busy building a few hundred right across the street from me!

And man, are they working hard. They don't start actual work until 7 am but they start bringing in trucks and people long before that, so they are ready to start at 7 am on the dot. And working routinely working away on Saturdays as well.

They are still working on infrastructure at this point, so I'm not sure how far they will get on actual individual houses before weather starts to be a problem, but it's interesting to watch.
