In your thread about moving to NM you say that you want world class zoos and museums, etc. If you want to be near museums and the zoo then S Park Hill, Congress Park, Mayfair, City Park, Uptown are probably your best bets. Although Mayfair will probably not be walkable enough for you and City Park and Uptown will probably be too gritty. You might be able to find something in South Park Hill or Congress Park in your budget but I'm guessing it won't be the most desirable house in the neighborhood and will come with compromises such as living next to a high rise or on a busy street or right off of a busy street like Colfax or Colorado or a fixer upper.

OP, I think in your budget you are going to have to decide on which things you are willing to compromise on. Would you rather have a house in a walkable neighborhood that is an extra 5 minute drive to downtown or to the zoo but is close to work? Or would you rather live in a duplex in a neighborhood where you can walk to everything including the zoo and museums, etc. Or would you prefer a neighborhood that is not very walkable but is between City Park and DU and a shorter drive to museums, etc.

Thanks. Great info and insight.
As far as compromises... what neighborhood would be situation 3 (between city park/DU but not very walkable)?
I could also be ok with the duplex situation in a place like Wash park - if I was very close (i.e. within 2 blocks) of the park.
