I live out in GVR (56th and Tower road). I have to say that most of the homes are foreclosing because people are getting these loans and they cant really afford them, this is happening all over Colorado AND the nation for that matter. When people move out of the homes, their is a time period that the HOA cannot come onto the property-so yes it does get neglected a bit. I have lived here for almost 3 years and have not experienced any crime and feel very safe in this neighborhood. I just want to encourage people to keep an open mind and that their is more to GVR than the areas off of GVR BLVD and Tower. Also, in my neighborhood-the siding on the houses dont have to be painted (cant recall the name of it at the moment)...so how is it chipping? Im not saying that its perfect out here-what neighborhood is? I cant really speak for the schools as I dont have any children attending. There is my opinion, take it or leave it.

The trim is painted wood, eaves, window surrounds.

The concentration of foreclosures in GVR is incredibly high, thus the price depreciation from an average of 180 just a couple of years ago into the 120's and still falling. Just for price depreciation alone, not including the crime statistics, the school statistics, the overall plight of the exurbs, etc I could never recommend anyone consider GVR.

As I said earlier, I personally don't see the GVR story ending well for anyone involved. Another Montbello just further away.

Just keep digging and digging and digging. Nitpicking and digging. You forgot to mention that there are cracks on some of the sidewalks as well. That make GVR JUST LIKE Montbello!!!

No actually its VINYL SIDING AND TRIM-doesn't need to be painted like wood does. Even the fences are vinyl. The only part of my exterior house that isnt vinyl is the 2 wood posts on my front porch. Like I said the houses off of 56TH AND TOWER are different than the ones that you are talking about.

Steveindenver, I would like to know where you are getting your stats on crime and foreclosures. Thank you.

(Thank you to my non ghetto neighbors who reminded me what the siding is called)

Your house might be, none of the ones I have seen or taken pictures of are, regardless prices will be influenced as a whole, not by the street in terms of GVR.

Ok...you really need to read what you are posting before you post it. They both verify that there is foreclosure here...so what? Like I said in my previous post those are happening all over the NATION. People are getting loans they can't afford because lenders are handing loans out like candy.

That second website just shows a map with GVR highlighted. Where are the articles? You click on Green Valley Ranch and they have NOTHING on it. You have to come up with some more concrete proof. What crimes are happening out here? Show me.

Do you live here? Did something bad happen to you here? Im just wondering why you are taking it on as your personal mission to slander my neighborhood like that. ITS NOT THAT BAD! I hate it when people are so shallow and closed minded that they dont take into account the whole picture. Come live here for awhile then develop opinions, Just because you drove around one day and took pictures of FORECLOSED houses proves nothing besides there are foreclosures here. Big deal!

Bottom line. Its not as bad as you are making it out to be and you need to get a life. Go take your attack on a different neighborhood and leave ours alone!

BTW, who would actually pedal/drive to a neighborhood they don't even live in, on their free time, take pictures of houses and post them on the internet. And say bad things about when they obviously dont even have their facts straight. Steve in Denver, I really hope you never find yourself in a bad financial situation. You are not perfect. And please don't pedal to my neighborhood and start taking pictures, that's pretty creepy.

Me? I ride every day though areas I don't live in, I had no idea this was illegal.

I'm not making it out to be anything that it is not, It is an area, along with Montbello in which crime is higher than the surrounding areas, forclosures are higher than average and property values are falling faster than average.

Whether you like this reality or not, and regardless of how much you continue to complain, this reality will in fact remain. I'm not making this stuff up, I wish I was.

Yes David, but crime is down in general, so it is important to judge in relative terms, in this case relative to surrounding areas as they are relevant to anyone who might be considering a move to the area.
