My wife and I are relocating to Highlands Ranch with our 10 month old and are trying to identify which neighborhoods have at least a fair number of kiddos on the younger end of the spectrum. Close access to the rec center and MTB trails would be a super awesome bonus. Looking in the 300-450K range. Could go as high as 550 but would rather have the extra funds to play with / buy skis etc.

We both bike (have just about the entire range with the exclusion of a full squish MTB), love to hike / camp ... and got engaged while skiing in Vail. Even got a trailer with suspension for the little one so we could ride mild single track with her literally in tow.

Thanks in advance for the help, can't wait to be in CO.

Young kids are all over Highlands Ranch. I know because I have lived here since 1999. I raised three kids here.

I would suggest either close to a rec center or close to an elementary school.

Ther is not much inventory right now, maybe more coming in the next year.

You can have older established, or newer depends on your preferences.

Has there been enough turnover that the older established neighborhoods have little ones?

I now live in one of the oldest neighbohoods here. It's called Northridge. It is close to both the elementary school and the rec center on Broadway. The only places in HR without kids are the 55+ neighborhoods.

Not a fan of Douglas County schools.

Some, like me, think that they are on a downward trend. Other will give glowing reviews about how they love(d) the schools. Either way, things are changing. Check them out yourself.

Unfortunately I'm at the mercy of sites like this and great schools to get my info, are there any specifics you can provide on the decline or recommendations for other areas with similar amenities and good schools?

The district is trying to implement a voucher program which a lot of us don't agree with because it uses our tax dollars. You can read about it here: https://www.dcsdk12.org/legal-counse...arship-program

That being said my daughter is in first grade here in Highlands Ranch and so far her school has been awesome. We live in Westridge near the rec center and near her school. There are so many trails and we are a hop, skip and a jump from Redstone Park which has just about everything as far as parks go. You will not have issues finding younger kids for your child to play with no matter what area you move to.

As 2bindenver stated there isn't much inventory and when something does go up for sale it is gone in an instant.
