The land value alone would go for more than the Zestimate. 2.3 acres in one of the best locations in the city is so rare.

2.3 acres in Wash Park though....if it existed, it makes you wonder in today's market what someone would build.
If I'm paying $9.8M, I better have a $9.8M name to go along with it.

But I'm never paying $9.8M, and if I am, it certainly wouldn't be in the middle of any city somewhere.

That one's nice, but I need more land.

1681 E Cedar Ave, Denver, CO 80209 is For Sale - Zillow
It's four blocks from Washington Park, an eight minute walk. Why shouldn't they inflate the value for that convenience?

Now see, that place doesn't even need a neighborhood designation. It's like 5% of Lakewood. People drive by it all the time and probably don't even know it's there.

Makes $9.8M look like chump change though.

When I think of the country club neighborhood I think of old money. When I think of Wash Park I think of yuppies. It seems like the correct name for the neighborhood is more fitting for this house. It's kind of weird that they'd just not call it that.
