My wife and I plan on selling the San Jose, CA townhouse we live in. We bought for $330 in 2010 at the bottom, and it's worth at least $450 or more.

I was talking to an agent from the Steller Group, but was wondering if anyone on here had recommendations for either those agents or another agent or real estate company active in the area.

Also considering Centennial and Littleton -- essentially the southern areas. We'd probably be looking at $350-$375 with at least $100k down.

We have a 3-year old and a baby and want a (minimum) 4/2 with a usable basement and good-sized yard, preferably backing to open space.

Any advice would be much appreciated.

I would interview 3 brokers ask about who will show, write the offer, and manage the transaction. Ask about why they chose to live where they do. Ask about their negotiation tools. Ask about the preferred lenders, inspectors and title companies. If they have only one, run. You should get at least 3 service providers in each category.

We are all brokers in Colorado, but experience is critical. Not many brokers have experience in this market. Ask them what is the strategy to get you into a house.

Ask them to take you to tour the rec centers. I would.

Denver has a few flat rate or discount Realtors that will charge the buyer only 1% or three thousand dollars and rebate the rest of their commission which is normally 2.8% back to you. Do a Google search on fixed rate or discount Realtors. Or send me a DM and I can tell you the realtors I found when I looked.
