Howdy!

It's either between COS or DEN! I like DEN since it has a LOT more jobs, stuff to do, and close to the ski resorts! I'm only concerned about the housing being more $$.

Is it possible to live in a newer ~2000 sq ft house for $200K or lower in the Denver metro area?

I found these houses:
Colorado HomeFinder | 5198 Elkhart St Denver, CO 80239 - Active Property Listing
Colorado HomeFinder | 5552 Helena Ct Denver, CO 80239 - Active Property Listing

Can you tell me why these 2000 sqft 3bed/3bath houses are $185K? Seems too cheap. They are by the Rocky Mountain Arsenal National Wildlife Refuge. Is this is a big negative?

Just curious. If this is a nice neighorhood, then I could definitely afford prices like that, and live in Denver!

They're in Montebello which has a bad reputation. They could also be bank-owned and have damage. Last time I was in town I looked at a condo that was about $30k less than others in the area. One look through the window explained it. There were holes in the drywall and the kitchen was pretty much gone.

Stay out of Montbello, that's for sure.

You can find a newish 200k home in our area, but it's likely either way,way out there (e.g., Firestone, etc) or in a not-so-nice area. However, if you can live with an older home (early 1980s or older), then you have lots of choices -- most of the inner suburbs have such homes in good neighborhoods.

Personally, I'd take an older home in reasonable commuting distance over a far-out newer home any day. No one can replace that time you will lose to commuting,

ditto what tfox said about older home in better neighborhood. Not to mention, If you decide to sell within next 2-3 years, you will likely have much stronger appreciation.

That is for sure, stay out of Montbello. Here are some some homes in Arvada, from recolorado.com

These areas are much better and nice neighborhood; I do not think anyone would disagree.

These are random picked homes that I picked out of a search
of 180,000 to 200, 000--there were 39 homes

This site is better because it is the official MLS site. REcolorado.com - brought to you by Metrolist Inc. (http://www.recolorado.com/Search/propertyDetail.asp?mls_number=605973 - broken link)
