Default What's the Berkley/Regis area of Denver like?

I was wondering if anyone has good information on what Denver's Berkley area is like for rentals (houses more than apartments)? What are the up/downsides of renting in Berkley?

How about the area just east of Regis University (north of I-70)? Same questions for the Regis area -- do people rent there, what is the neighborhood like, what might rent run me for a small house, etc.?

Do Regis students rent around the school or is there plenty of school sponsored housing? Thanks in advance.
