We are relocating to Denver and would like to know of NEW LArge lot communities .8 acre+) no more than 30-40 minutes from the Tech center. PLease help!! Trees would be a plus! THANKS

New may be an issue. There are houses on larger lots in Centennial, Aurora, parts of Parker might be a good fit.

As 2bindenver says, you won't find both new and close at the same time, at least not in the under $1 million range. If you're set on new (or at least less than 2-3 years old), Check out Larkspur (BenWolfe is the resident Larkspur expert here). You can find large lots and trees there and it might be just barely about 40 minutes to the DTC on a good day. You can also try parts of Castle Rock (a little closer), and Franktown (east of Castle Rock), as well as Elbert County (further east of Castle Rock -- examples are Elizabeth, Kiowa). Some parts of Parker may also have some options for you.
All these are marginally commutable to the DTC (Castle Rock and Parker being the best situated); you'd get there within 40 minutes on a good day, possibly, but I'd figure on closer. There are some larger lot communities closer in in Arapahoe County (Foxfield comes to mind), but they are not new. |

I'll throw Monument (80132) in the ring simply because it is loaded with 1 to 2.5 acre lots and my guess is they are a little cheaper since they are farther away from Denver. Right about on the 40 minutes to DTC requirement.

Franktown and Elizabeth might be on the outer edge of a 40 minute drive to DTC (without traffic) and you'd have much better luck getting more land out there. I actually went to look at some new homes for my mother-in-law in Elizabeth with 3/4 acre lots on a golf course. I just can't remember how far out they were.
Another area you might consider would be just between Castle Rock and Monument. There are some homes out there with some land and lots of trees. Just not sure how many are new. In any case, you're probably going to be looking south or southeast. And there won't be much out there in terms of amenities or conveniences. If your budget is high you can find some big lots in Castle Rock or Castle Pines in some luxury communities - figure $1 mil plus though. |

Thank you for the input - 475K to 525 (stretch) is the budget. Are Parker and Castle Rock considered good areas? Want to make a good investment in a good/great area.

At that price it is not going to happen. Even if you find a place 40 minutes out -- wait 5 years and watch that double.

There are actually 44 on the market today built since 2000 on 0.8+ acres according to Metrolist; mostly Douglas County - two in Bennett, one in Aurora.

PLanning on staying at least 7 years - each time we've moved its been 7 years..so if history repeats again..I feel good with that number. If we really like it, I want a "forever home".
