I think Bradburn is full of little kids. Of course, little kids get older, so I could be wrong. Some of the original owners' kids may be old enough for the OP's kids by now.

Arvada is where we are looking, and it is pretty "hot" as far as buying. Winning bids are $20-30k over listing price, at least for the ones we've looked at. Under contract within a week, most of the times they'll list it on a Thursday and stop accepting offers by Sunday night or Monday mid-day.

Oh yes, there are plenty of kids in here still. We fill an entire bus for both elementary and middle school on our own and there are a bunch of kids younger as well.

Bradburn might be a good fit but real estate in here is completely insane. Houses under 600k are selling in a week or less with multiple offers and over listing price. For example last week house listed at 490 sold for 530 cash. Not saying it's impossible, but be advised if you see something you like listed you have to move very quickly. Oh, and plan on a 30% increase in your food budget resulting from having Whole Foods in walking distance if you move to Bradburn!

All of greater Denver is like this.
Even crappy neighborhoods.
The only "slow" market is the $1.5M+ one.

A better book (IMHO) to research the flats is "Making a Real Killing", by Len Ackland.
Amazon.com: Making a Real Killing: Rocky Flats and the Nuclear West (9780826327987): Len Ackland: Books
I picked it up because I also had concerns prior to moving out here.

It's a slightly older book, but Ackland has the resume to write on this particular topic.

He was a professor at CU Boulder and former editor of The Bulletin of Atomic Scientists. The book takes a historical look at the Flats and lays out a timeline of events, all while educating the reader on the process of manufacturing plutonium triggers. Admittedly the book is a little dry at times, but theres no reason to be hyperbolic on the subject when the facts are bad enough. Good Luck.
