There will be a rail station at 40th Ave and Airport Blvd. Train service starts April 22, 2016. For now, it is probably a bus stop.

Public transit info here. RTD-Denver

My wife an I lived in Green Valley Ranch for 15 of the 29 years we lived in Denver. We sold our home and moved to Delaware in April 2014.

It's a quiet area. Our neighbors were quiet and friendly. Take care of your property and you'll never hear from the HOA.

There is plenty of shopping and services nearby. It's convenient to I70 and Pena Blvd. There's a light rail station opening in the area soon. Until then, you can drive to the Nine Mile Station on Parker Road if you want to ride it downtown.

What little crime in the area is mainly of the preventable property related variety. If you close your windows and lock your doors when you go out, and don't leave valuables in your car outside you won't have any problem. Even if you don't do those things you're less likely to have a problem than in some other parts of the metro area. I never heard of any major crimes (murder, rape, home invasion, etc) in the area. The closest we ever got to something like that was several years ago when a car wanted in connection to a downtown murder was found abandoned in the area. Turned out the suspects in that case had no connection to the neighborhood.

We enjoyed our home and the neighborhood. We liked it because of the location. It's not on the way anywhere. The only people and cars you see on the streets are residents. No one drives through to get somewhere else. If our grand-kids didn't live 1800 miles away we would have been happy to spend the rest of our retirement years there.

GVR is a great neighborhood, I have been a home owner in GVR since 2008 and have never had any issues. The home values are projected to increase by 5.4% over the next 12 months.
