I think we'd be concerned about buying one of the bigger lot/newest most expensive homes in Stapleton. For appreciation/value, we'd rather have the cheapest house in the neighborhood rather than the most expensive.

There are established Denver neighborhoods such as Crestmoor (or is it Crestmore?) between Quebec/6th Ave/Alameda/Colorado Blvd where the lots are good sized, big trees, and you'll find a fair number of "scrapeoffs". Good proximity to downtown and good grade schools.

We live near Crestmoor now. We scraped a house and rebuilt on the lot. The house is ideal for us, but we're more concerned with schools long-term, as we aren't as happy with the middle and high school options in DPS, and as our kids approach that age, we will need to have better options for school. Our reason for moving is so that we can be in a better school district, or, alternatively, free up some equity in our house to use for Catholic education for them.
