In old Aurora in the North part near the new Children's Hospital and University Hospital the homes run from $120,000 to $300,000.00 now. In a few years after all the new hospitals have been built and the new high rise condos get completed, the prices will probably triple. All the old motels, drive inns and trailer parks have been condemned along Colfax and high rise condos will soon be taking their places. Also unlike lots of the newer subdivisions, there is shopping as well as plenty of good schools with-in walking distance and the construction cranes are very busy.

Not sure where you're relocating from but under $200K in above-average schools? Won't happen in Denver. Maybe consider Colorado Springs or Pueblo.
