Another option....
We currently live in Dallas and will be moving to Evergreen in the Spring. We have researched for over a year to find a place for horses, kids, etc., to be honest - I think it will be difficult to find what you are looking for within that 10/15 mile radius of Denver. It would be very expensive. From North Evergreen you could get to Denver in about 35 minutes.

I hate to set you up for a reality check, but here goes:
Since what is important to you is mixed family friendly, horse property and in Denver. You don't have to look any farther, there are none.
Now in the inner suburbs, from Brighton to Castle Rock, there are about 500.
Brighton is the cheapest, starting about $235,000 for a half acre, and a manufactured or mobile home.
Have you been on well & septic for water before?

No, never been on well/septic water. Could that be a problem? 3-5 acres would be ideal I believe. Mobile home, definitely out of the question. So since you say none in the inner suburbs, would Brighton be fitting for us in all of those needs?

I don't think you will find a lot of childless couples and great entertainment in Brighton. I don't think you can have everything on your list. Have you considered living in Denver, where you will have the social climate you seek, and boarding your horse(s)?

Well.... no we haven't considered that, but it doesn't sound like a bad idea at this moment. Especially with our animals being our only living responsibilities. Can you suggest some notable boarders within short distance?

No, I only know about barns in the Boulder and Fort Collins areas.

So I just came across Thornton. Under 30 minutes to Denver, seems like a decent place, some nice entertainment options and I'm seeing a few properties already set up for horses. Does anyone have any pro's/con's on Thornton???

I don't live out there anymore, but I don't think it's a 3 hour commute from anywhere to anywhere in Denver, except north Boulder to Castle Rock.

I have lived in Arvada for 28 yrs. The Western Suburbs of Arvada are very horse friendly and hav numerous trails, horse properties. My parents live adjoining one of the major trails and there are frequent riders, some in large groups that follow that trail along Ralston Creek. Arvada and Jefferson County maintain numerous trails in this surburban area. In addition, Jefferson county with the City of Arvada runs an equestrian center on Indiana St. in Arvada The Indiana Equestrian Center (broken link).
There are numerous dirt trails for horse, along paved trails in Arvada see this video City and Community of Arvada: Community Video Gallery In addition, there are numerous dirt horse trails along the highland and croke canals.
My experience in the area has shown me that there are numerous horse properties in the older western suburbs of Denver--that is Arvada, Wheat Ridge, Golden and Lakewood. Many trails are along some of the older open spaces in these areas for example the Lakewood Gulch which runs west to east to Denver and the Wheat Ridge Green Belt. Along these older areas you can see many horse properties and I have ridden my bike around these areas and have met numerous horsemen and women. My sister lives on Property near Belmar in Lakewood which is zoned for horse. Many of these properties are smaller but are "grandfathered" for horses. Consequently you can acquire a more reasonable priced property vs. the expensive "ranchettes" for the new rich which are prevalent around the area.
My parents live near Indiana in Arvada. If you go up and down Indiana you can see numerous horse stables as well as the equestrian center that I mentioned. In addition areas in the southern areas of Arvada, just west of Wheat Ridge and north of Golden Table Mountain have many horse properties.
There are many areas to live close to Denver; have a horse property and be close to the jobs and culture of the city. In addition the western suburbs are closer to numerous trails and open spaces in the foothills.
