If you require 3 to 5 acre horse property for under 700K you will need to be at least 45 to 60 minutes away from central Denver. The areas West and South would be more expensive compared to North and the East (Watkins, Brighton, Bennett). You will not find a large African American presence in any of these areas and towns like Brighton have more Hispanics than the other areas. We are friends with an interacial couple here in Castle Rock and they have never voiced any problems to us. Good Luck!

I live in an area that's 25 minutes to downtown and has a shared stable, but I'm not sure if there is any available space. It's in Morrison and I do alot of work downtown and we go there to eat/"go out" a decent amount. The east-west commute here in Denver is typically much better than north-south.

Arvada would be another possibility that's not too far.

Alot would depend on your price range. If you're looking at horse property, you're typically in a price range where there aren't that many people in their 20's. In our neighborhood (Willow Springs/Willowbrook) there are a few, but rest of us aren't exactly buttoned up wallflowers either.
