I think it's going to be a YMMV situation here as everyone wants something different.

I love where I'm at in SW Littleton (technically Columbine, CO). I'm minutes away from Waterton, Chatfield, Hildebrand Ranch, Highline Canal, Platte River and the C470 trails. Hell, I have 2 running loops that can combine most of those together for a 7 or 10 mile run from my house.

The only other place I'd really want to live would be Golden and maybe some parts of Highlands Ranch.

But I'm a biker and runner. I value trails and such more than restaurants and bars.

I think crimes of opportunity occur in all neighborhoods, including Stapleton, and I think most people attribute it to its close proximity to some not so nice areas. That said, I used to live in Stapleton and one day I was in my backyard working, when 3 teenagers walked through the alley each carrying a bag a golf clubs. They were ambling along, behaving not the least bit suspiciously, and they looked like every other kid that lived in Stapleton. I didn't give it a second thought, 3 kids, 3 sets of clubs. Made sense. Later that afternoon, a neighbor sent out an email stating that he had 3 sets of golf clubs stolen from his open garage, and I realized I had witnessed those nice neighborhood kids walking away with property that wasn't theirs.

A thief is a thief.

Look at the dividing line in Stapleton, 25th Ave south is the original housing stock. North of that is housing developed post 2006. Beeler St. west and E Montview Blvd north are the boundaries. People living outside that area look for opportunities to steal from the higher income. It has the spillover affect whether you want to admit it or not.

A couple of months ago, I was at a doctor's appointment here in Houston, and struck up a conversation with the doctor during the exam. I mentioned I had recently relocated back after living away many years, most recently in Denver. He said his son lived in Denver and he asked me where I had lived, but then almost immediately answered his own question by accurately surmising Stapleton. I was slightly taken aback and asked how he knew that, and he said I just "seemed like the type". I guess maybe he thought I was a Crossfit, wine guzzling vegan, but I am no such thing.....

Those are valid points, and I believe on the whole, you're probably right. I just thought it was ironic that the situation I witnessed was neighborhood kids.

Default Be sure to wear your bulletproof vest

Yes, indeed.
Stapleton is a hotbed of crime

The good news is that murder rate is holding steady.

Ranking the suburbs depends on where one is working. The OP seemed to like the southern suburbs. I'd guess s/he worked somewhere southerly. It also depends on serendipity. You buy/rent in an area and get to know it and like it.
