I don't like the location of the first house and the size for the price you are paying even though the house has some updates in it. Maybe it can be a long term investment if the area improves over the next few years.

Townhome number 2 looks better size wise and the location is okay. The problem with this home is that the $325 is deceiving for the amount of updating it needs $15-$20K worth and it has a high HOA of $325/month. Note that the first home didn't have a HOA. This puts the effective price of this home at over $400K with the high HOA and updates required. Therefore, it would be better to find a house with no or a low HOA for over $400K.

I love the INSIDE of the one in Wheat Ridge minus the carpet but the outside is pretty bad. I'd pick the Deer Creek over the Cherry Hills. The Cherry Hills one is ugly. And that kitchen tile gives me a headache.
